Retrofits will add 270,000 sq. ft. of move-in-ready space
Texarkana, AR-TX, 1BMay 8, 2018– The next development is in the works for TexAmericas Center (TAC), a retrofit of the former Lone Star Army Ammunition Plant Area D Warehouse Complex. To ensure continued, available builtout product, TAC is adding more move-in-ready space on the footprint. Area D is comprised of twelve (12) 22,150 sf warehouses and one 4,000 sf office building. The buildings are in good condition but require certain upgrades. Retrofit plans include adding 3-phase electricity, office space, bathrooms, and fire suppression that will make the buildings more adaptive and attractive for manufacturing, warehouse and distribution business prospects. The project is being performed as speculation; a custom design can be arranged for tenants wanting to take advantage of this owner-financed buildout program. The project is designed for tenants seeking 7,000 to 270,000 square feet of industrial space. The first building is scheduled to be available for lease upon completion of the repairs. The building is approximately 22,150sf and its dimensions are about 100’ by 221’, and can be subdivided to 7,000sf. TexAmericas Center’s available, move-in-ready building space is currently 94% occupied, with a majority of the space on the Central Campus. This project will add building capacity to the East Campus, and TexAmericas Center will continue to proactively retrofit additional warehouses as they are leased or needed.

TexAmericas Center has created a financial incentive for commercial and industrial real estate agents to participate in the redevelopment of TexAmericas Center and the economic growth of the greater Texarkana region. Launched in January of 2018, TexAmericas Center will pay a commission on the sale of owned business park lots, or lease of owned buildings and ground. TexAmericas Center intends to request bids for the project later this month and will present the retrofit plan for the Area D warehouse at the upcoming board of directors meeting; the retrofit plans will commence immediately upon approval.
